Frequently Asked Questions by Sellers

There is no charge to put your home on the market.  Once your home sells, it is typical for 6% of the sales price to go to the agency you are working with. As full-service Realtors, we handle your transaction from start to finish, keeping you informed along the way and saving you money in the long run.

At the close of your transaction, our compensation gets paid directly out of the proceeds, so you do not have to worry about writing us a check.

The length of a listing contract depends on the type of property you are selling. Residential homes are usually listed for 6 months. However, in special circumstances, an agent may request a longer listing term.

It’s important to have a plan on how you will market your home. 1st Call Realty agents work firsthand with our clients to ensure a plan is put together to ensure your home sells in a timely fashion and at market pricing. Because most buyers shop online now, 1st Call Realty has joined the Multiple Listing Service (MLS) group to ensure your listing will be seen by many other agents, as well as distributed through appropriate online channels (ie: Realtor.com, etc). Our goal is to make your selling process as easy and stress-free as possible.

This is a negotiable item. However, if you are still living in your home, most buyers will allow sellers 30 days to vacate their home after closing.

Frequently Asked Questions by Buyers

Yes, please do! All agents co-operate and work together with each other to allow buyers to see listings.

If you are planning to finance a home, we suggest starting with the bank you currently work with. Ask to speak to a mortgage lender and let them know you are interested in getting pre-qualified for a mortgage. They will walk you through the steps and help you get into the loan program that best fits your needs. Once you know your buying power, we can start home shopping!

If you need recommendations on a good bank to work with for a pre-qualified loan, please contact us and we would be happy to help.

One of the many benefits to working with a realtor is the guidance we can give you on various aspects of the home buying process – for example, what to offer. It is our job to know the market and supply you with information to help you make the best decision on a home offer. At 1st Call Realty, we pride ourselves on always having our finger on the pulse of the market and helping you negotiate the best price for your new home.

Each situation is different. For example, if you are buying a vacant home, you could move in the day you sign the paperwork to close on the property. If the home is occupied, it could be anywhere from 15-30 days after closing depending upon how the contract is written.
